2. Determine your level of financial commitment. You will need to decide the total amount you are willing to spend. If financing is required, you will need to consider the monthly payment amount you can afford. Also any up front cost (down payment, doc fees).

3. Emotions are a factor. Whether it is soley your decision, or there are other family members involved. When making a land purchase it is important to be fully committed. If unsure, it is better to wait before starting your search. This will save both you and the seller time and trouble.

4. Be ready to act. When all of the above has been taken care of to your satisfaction and you are ready and prepared to buy. The last step required when that perfect parcel of land is available is to say "YES!"

What is Due diligence?

Due diligence is the practice of finding all of the important and pertinent information so you can safely conduct a land transaction. Even if the seller gives a detailed description of the land they have for sale buyers should at least conduct a minimum amount of due diligence. This includes asking sellers detailed questions, and conducting some of your own research. This can be done by visiting the parcel, visiting or calling County Government offices, and talking to people that already live in the area.
